Terms and Conditions – Dissertorihof

1. Scope

1. These General Terms and Conditions (GTC) apply to all contracts, bookings and services between Dissertorihof (hereinafter referred to as "Hof") and guests who use accommodation, leisure or other services.
2. Deviating conditions of the guest are not recognized, unless the Hof expressly agrees to their validity in writing.
3. The Dissertorihof is part of the South Tyrolean quality network "Roter Hahn" and undertakes to comply with the quality standards defined there.

2. Conclusion of contract and booking

1. A booking can be made in writing, by telephone, by e-mail or via online Booking systems.
2. The contract is only concluded with a written booking confirmation from the Hof comes about.
3. The guest is obliged to immediately check the data in the booking confirmation check and inform the Hof of any deviations.

3. Prices and terms of payment

1. The prices quoted are per accommodation unit for 2 people and night, including the services specified in the offer.
2. In addition, a statutory tourist tax is levied. As of 2026, this is €2/night/person from 14 years.
3. A deposit ("Caparra") of 30% is required. This must be paid within the confirmation deadline.
4. Unless otherwise agreed, the remaining amount must be paid at check-out at the latest to pay. Accepted payment methods are specified in the booking confirmation.

4. Arrival and departure

1. The accommodation shall be available to the guest on the day of arrival from the time specified in the confirmation.
2. Departure must take place on the agreed departure day by the specified time.
3. A late departure may incur additional costs.

5. Cancellations and no-shows

1. Cancellations must be made in writing.
2. The following cancellation conditions apply in accordance with Art. 1382 of the Civil Code, unless other conditions have been agreed: You have no right of withdrawal within the meaning of the Italian Consumer Protection Code. Nevertheless, we grant you a right of withdrawal subject to the following cancellation conditions within the meaning of Art. 1382 of the Civil Code:
   • For cancellations up to 31 days before to arrival, a processing fee of €45.00 will be charged.
   • For cancellations within 30 to 15 days before arrival, we reserve the deposit.
   • For cancellations within 14 days before arrival, fees of 90% of the total amount booked will be charged.
   • For cancellations on the day of arrival, fees of 100% of the total amount booked will be charged.
   • In case of late arrival, early departure or no-show, cancellation fees of 100% will be charged for the booked, unused days.
3. Down payments already made will be offset in accordance with the above-mentioned regulations.
4. It is recommended to take out travel cancellation insurance.

6. Obligations of the guest

1. The guest undertakes to treat the accommodation and the facilities of the farm with care.
2. Damage caused by the guest or accompanying persons must be reported to the farm immediately and compensated by the guest.
3. Smoking: Vacation apartments and common areas are non-smoking areas. Smoking is allowed on the terrace or balcony of the vacation apartments as well as in the rest of the open area, provided that other guests are not disturbed.
4. Ashtrays: Ashtrays are available. Please use them outdoors and do not keep ash or cigarette butts in the apartment.

7. Pets

1. Dogs are allowed by prior written agreement.
2. An additional fee will be charged and the stay does not include a basket or food, but with a water-repellent blanket on the sofa.
3. Common areas: Access to the common or breakfast room is not allowed.
4. If breakfast can be served on the terrace due to the weather and temperature, your dog is welcome to join you.

8. Use of the farm facilities

1. The use of the common room, play areas, courtyard facilities and any leisure activities offered is at your own risk.
2. Parents are liable for their children.
3. The farm accepts no liability for failures of certain facilities due to force majeure or technical malfunctions.

9. Data protection

1. The farm processes personal data in accordance with the applicable data protection regulations (GDPR).

10. Liability

1. The farm is only liable for damage caused by intentional or grossly negligent behavior.
2. The farm accepts no liability for loss or damage to personal items unless there is gross negligence.
3. Liability for activities outside the farm grounds is excluded.

11. Complaints

Complaints must be brought to the farm's attention immediately during your stay so that a solution can be found. Later complaints cannot be considered.

12. Final provisions

1. Should individual provisions of these terms and conditions be ineffective, the validity of the remaining provisions remains unaffected.
2. Changes and additions must be made in writing.
3. Italian law applies exclusively, excluding conflict of laws.
4. The place of jurisdiction is - as far as legally permissible - Bolzano.
